Don’t worry, we can help.
There could be a number of reasons why your mortgage application has been declined: adverse credit, your employment type, the kind of property you’re buying, or simply not being able to borrow quite enough. Whatever the reason, we’ve seen it all before and helped many clients in similar situations find the right solution.
There are mortgages specifically designed for people with a poor credit history, and some lenders specialise in offering these. You might hear them referred to as bad credit mortgages, adverse credit mortgages, or sub-prime mortgages.
Being turned down for credit doesn’t automatically mean you have bad credit — different lenders have different criteria, and some may view your situation more positively than others. While there’s no set definition of bad credit, some common red flags on a credit report include:
If you think you may have adverse credit, I’ll need to see a copy of your full credit report to understand your circumstances and help match you with the most suitable lenders.
If you’re unsure where you stand, I recommend signing up to Checkmyfile — a comprehensive credit reporting service that pulls data from all four major credit reference agencies: Experian, Equifax, TransUnion, and Crediva. This gives a fuller picture of your credit profile than any single agency can. They offer a 30-day free trial, after which it’s £14.99 per month, and you can cancel at any time.
Each mortgage lender uses a different credit reference agency, so your credit report may look better with one than another — for example, your Equifax report might be more favourable than your Experian one. By using a broker, we can study this in detail and ensure we approach the right lender — i.e. one who credit scores with Equifax to ensure you get the best possible offer and suitable deal.
